The 2-block long site, bisected by an alley, was formerly used for parking school buses. The developer saw an opportunity to fund a large project using CalFHA’s Mixed-Income Program which targets households with incomes ranging from 30% to 120% AMI aiming to support “missing middle” housing. The design response to the challenge of a combined 600-foot-long site was modulation with a few accents of higher interest. The accents include stair/elevator tower elements adjacent to entries, opening through to the courtyards and the gap between buildings at the alley. The City of Long Beach allowed the alley to be closed to vehicular traffic to become a pedestrian paseo. Long Beach Transit required a bus stop island which allows the bike lane to run uninterrupted. The pedestrian level of the elevation is burnished face CMU for its heavy presence and durable finish. The white stucco 4-story volumes float above the base. Active uses are stretched along the frontage concealing the parking garage. Storefront glazed community room and gym anchor the two street corners. Bike rooms activate the corners of the paseo. Above the base, 2400 has two courtyards and 2450 has three. The courtyards open through the front of the building to provide air circulation and a place to view out toward the Metro A Line trains going by. The lushy planted courtyards include play areas for children, teen hangout space, BBQ areas, and areas for small group gatherings. The 194 units include a mix of 48 3-bedroom, 48 2-bedroom, 96 1-bedroom and 2-manager units.
